Mechanical Tech Team Leader / Asst Site Manager Salary:27,924.00Hours: 8am - 5pm Location: Northampton Purpose: To oversee the operation & organisation of the mechanical team based at Northampton & to stand in for the account manager when he is off site.Responsible To:Account ManagerDimensions:The core service provision to the client are control of the mechanical technical department & standing in for the account manager during his absence from site. Subordinates:You will be directly responsible for three mechanical technicians & 25 staff members whilst covering the asst managers role.Principle Accountabilities: Co-ordinate the mech tech engineers with their daily duties. Stand in for the account manager during his absence from site.Attend regular weekly scheduled reporting meetings with the managing agent, client & other tier 2 suppliers.In conjunction with the account manager be responsible for the operation & organisation of the mechanical team based at Northampton.Will stand in for the account manager & assume his daily responsibilities when he is not on site.Attend weekly scheduled reporting meetings with the managing agent, client & other tier 2 suppliers.Attend monthly PMS reviews with jci fm involving engineering & fabric sections.Daily liaison with the mechanical team to ensure manpower is fully utilised & correct skill sets are available during core hours or when required.Daily liaison with service desk administration to ensure mechanical reactive & planned work orders are completed & returned within specified SLA's.Daily liaison with jci fm to ensure that in conjunction with other suppliers, KPI's attention to detail & CAP actions are being met. To ensure a weekly check is completed of all plantroom's within Freshfields & Bewer house & a remedial repair programme is compiled. To ensure a weekly housekeeping check is completed of the building, grounds & MSCP ensuring all the areas are in a safe condition & are hazard free, also to ensure there is adequate staff available to support grounds maintenance. In conjunction with the small works team leader arrange a 3 monthly audit of all hand/power tools, ladders, safety equipment & test equipment. Ensure tools are fit for purpose, power tools & test equipment are in date for testing & all calibration certificates are up to date & accessible. 3 monthly inspections of all P.P.E. utilising form FM/09/927 are completed as well as PPE assessment forms FM/09/924.In conjunction with the account manager maintain a training plan form FM/18/004 to ensure all staff are fully qualified for their respective tasks.Regularly audit the manual handling risk assessment record FM/09/921 & ensure the health surveillance register FM/09/920 is updated. Monthly site health & safety audits utilising FM/17/006 are to be completed within timescales & in addition weekly toolbox talks are to be conducted & registered.Sub contractor performance assessments are to be regularly conducted using form FM/09/003.Liaise with the service desk administrators regarding organising any out of hours or weekend working including the control of sub contractors & ensuring both site security & jci fm are aware of any out of hours works. This work includes the inspection of permits to work issued to sub contractors & ensure they are operated correctly. Qualifications and Experience: At least 5 years experience within a similar role.
